Senior Care Facility Conversion & Expansion with ADU Design-Build
Global Arch Construction was entrusted with the architectural and engineering design for the conversion of a 1,660 sq. ft. single-family home into a licensed senior care facility. The remodel included a 759 sq. ft. conditioned addition and a 436 sq. ft. garage, creating a 2,419 sq. ft. ADA-compliant environment built to California care facility standards. In addition, the homeowner commissioned Global Arch Construction to design and build a 1,124 sq. ft. custom ADU and a 298 sq. ft. garage ADU. This expanded the property’s functionality, providing both specialized care housing and modern independent living solutions within one comprehensive project.

How We Brought This Project to Life
Site Assessment & Programming
We began with a comprehensive site evaluation, aligning care facility requirements with ADU design opportunities. Both programs were integrated into a single site plan to maximize efficiency and regulatory compliance.
Architectural Design Development
Our design team reimagined the main home as a care facility with ADA corridors, caregiver station, and three new bedrooms. Parallel to that, we designed a 1,124 sq. ft. ADU and 298 sq. ft. garage ADU, each with optimized layouts for comfort and functionality.
Engineering & Code Compliance
We coordinated structural engineering, Title 24 energy reports, ADA accessibility guidelines, and NFPA life safety standards for the senior facility, while ensuring the ADUs met California’s ADU permitting requirements.
Visualization & Material Coordination
Clients reviewed 3D renderings, elevations, and curated material palettes for both the senior care conversion and the ADUs, ensuring the final selections balanced durability, aesthetics, and code compliance.
