Balloon framing gave way to new engineered walls with fire-blocking and seismic reinforcements. Foundation anchors were added to resolve settling and prevent moisture intrusion.

We replaced old galvanized and cast iron lines with copper and PEX, upgraded electrical to 200 amps, and installed a high-efficiency zoned HVAC system. Spray foam and rigid insulation ensured year-round energy performance.
